This market will resolve according to Welltower's total portfolio same store NOI (SSNOI) growth (year-over-year) for the upcoming second fiscal quarter, as reported in its official company earnings materials. The specified metric will be considered as reported in the company's official earnings materials. Subsequent revisions will not be considered. If the specified company's official earnings materials for the specified quarter are released, and the specified metric is not included, this market will resolve to the lowest bracket. If the specified company does not release quarterly earnings materials for the specified quarter by August 31, 2026, 11:59 PM ET, this market will resolve to the lowest bracket. If the reported value falls exactly between two brackets, this market will resolve to the higher range bracket. If the specified metric is reported as a range rather than a specific number, the midpoint of the range will be used for resolution of this market. The resolution source for this market is the specified company's official earnings materials, including press releases, investor presentations, and regulatory filings. If the specified metric is not reported in these materials, recordings or transcripts of the company's earnings webcast may also be used. Note: This market will resolve based on the most numerically precise version of the specified metric reported in the company's official earnings materials. Only the specified metric will be considered; alternate versions that differ in definition or scope from the specified metric will not be considered.

Prediction market odds on this market reflect aggregated trader expectations, which often incorporate forward-looking sentiment beyond traditional analyst consensus. While equity analysts typically issue point estimates or narrow ranges for same-store NOI growth based on historical trends and company guidance, prediction markets price in tail risks and real-time information flow. Comparing the leading outcome probability to published analyst reports can reveal whether the market is pricing in more optimism or caution than the Street consensus. Divergences often signal either underappreciated catalysts or overconfidence in a particular scenario.
On Polymarket, prices reflect that venue's order book, liquidity, and how traders price the outcome right now. On Polymarket, this market uses an automated market maker model where traders buy and sell shares representing different same-store NOI growth outcomes. Each outcome has a price between 0 and 100 cents, reflecting the probability assigned by the market. As traders buy shares of a particular outcome, its price rises and others adjust downward to maintain the market's internal pricing logic. The spread between bid and ask prices tightens as volume increases, making it easier for participants to enter or exit positions at fair value.
This market resolves around Jul 29, 2026, once Welltower's Q2 earnings are publicly reported and the same-store NOI growth figure is verifiable from credible public sources. The outcome will be determined by comparing actual Q2 same-store NOI growth to the predefined outcome brackets offered in the market. Resolution occurs after the company files its quarterly report or holds an earnings call disclosing the metric. Traders should monitor Welltower's investor relations calendar for the official earnings release date to anticipate resolution timing.
Key catalysts include Welltower's forward guidance, same-store occupancy trends, rent collection rates, and capital deployment announcements. Sector-wide events such as changes in interest rates, healthcare real estate valuations, or senior housing demand can also shift sentiment. Quarterly same-store NOI comparisons from peer REITs may provide early signals about portfolio performance. Management commentary on operational headwinds or tailwinds, tenant health, and pricing power will influence trader expectations as the quarter progresses. Macroeconomic data affecting consumer spending and healthcare utilization could move the market closer to resolution.
